Here, all the tread heights exceeded the current Uniform Building Code, the balusters were falling out of the railing and all of the newel posts were loose. This was their 3rd installation in 10 years.

 To obtain unlimited staircase flexibility, that would pass the test of time, we reframed the case, took out a pony wall, added an additional tread and focused on the details.
